With 13 floors on the client brief and a 2 month deadline, Umow Lai were commissioned by Eastview Australia, John Wardle Architects, and ISPT, to deliver building services to the selected floors of existing 477 Pitt Street office tower.

What once was the main office for Transport NSW, ISPT have proposed to refurbish and upgrade the office tower, commencing with the vacant floors.

The 13 floors were briefed by the client to create areas that were; ‘Striking, different, yet aesthetically pleasing,’ whilst establishing a welcoming space that would attract more corporate tenants. The solution was a unique, contemporary design, which included leaving the services exposed within the ceiling space. Pre-insulated ductwork was used as the supply and return air ductwork gave the fit-out an interesting and innovative finish.

Located in the Haymarket precinct of Sydney’s CBD, 477 Pitt Street is an A Grade office tower with 32 levels of office accommodation. The tower currently features two levels of retail, fully upgraded services, conference facilities and interactive work spaces and modernised food court open to workers and public.

Having delivered the design of all 13 floors within the allocated 2 month time frame, Umow Lai are proud to have fulfilled one of the most important aspects of the client’s brief for this project. Services provided: Mechanical, Hydraulics, Fire Services and Electrical.

Construction to the selected floors are still underway, but with future tenants in mind, there are plans to expand refurbishment to the remaining 19 floors.

Umow Lai are currently providing building services advice for the major upgrade to the building’s lobby. With a double height ceiling design, the lobby upgrade is set to feature a state-of-the-art floor to ceiling screen, complementing futuristic interior design. Alongside the upgrade, the heritage listed AGL building, which is currently not utilised, is to be repurposed and transformed into an open collaborative meeting space, suitable to cater small to large scale functions.

Design works for the lobby & retail area upgrades are due to commence shortly.
